Yes, of course. So Elizabeth, of course, made her something. I got her a nice little sweater, and uh just tried my best to actually uh leave her alone. I think that's what most mothers want. Um actually Elizabeth was still a little, you know, achy and uh, you know, so we I pumped her up with some ibuprofen, some old children's animal, things like that. Uh she played a little Sookie on the couch for a bit, but uh we let mama just do her thing. Good, good.

How about how about you? My wife saw this talk to uh talk tech TikTok video. It's talk tick, yeah. Talk tech, yes. Here we go. This is the new platform, yeah. Copyright it. So she sees this TikTok video about this woman saying that what she really wants for Mother's Day is a garbage container, and she wants to take this container and she wants to be able to put anything she wants into this container. So, like all her children's drawings are all like all her husband's and the thing about it is it's she said, and anything that goes into the container can't come out. Okay, let's this what Tracy wants? She sent me the video. She's like, Let's sit Mother's Day, get her a couple things, make her breakfast, we go out for lunch, very sweet thinking I'm doing well. I thought so anyway. All I got was hey, there was no garbage container in the driveway, so anyway.

Well, it just worries us. Like, you know, when we're not home, what is going on in that house? That's that's fair. Yeah, I know there's things that that I can't find. I I know where they are. That that's a good point, or in the bay. Yeah, they're in the bay.

That's not what tough. Like when you leave that one screw in the drawer and you know exactly where it is, you goodness for that old adage of the you know, the the father that keeps that piece of wood because someday.

Oh, I get it, you know. But it was cool because in the video, she you know, the person that was in the video, she said, Listen, we don't want flowers, we don't want this. Flowers just die, blah, blah, blah. This is what she wants. And to your point, she said, and we just want to be left alone. We want you out of the house, and if you come back, great. If you don't, even better.

Yeah, anyway. That's very interesting. Well, again, you know, we didn't get a uh chance to say it last podcast, but we hope you all had a great Mother's Day. Sure. I hope that you're showing the appreciation and the love that you deserve. Uh, and most recently, uh, congratulations to all of the uh winners of the most recent municipal elections. Uh, we look forward to uh what your platforms are gonna bring to the city and uh yeah, hopefully some more real estate opportunities again. We'll see. Anyway, so again, congratulations to uh to all of you out there.

Well, taxation, of course, is always something that comes up in most elections and and percentages, and and we look at different things and and and you know you can only split a dollar so many times. And it it's funny when when we look at our tax base and we all talk about wanting lower tax base, but yet of course we always want you know more services, more this, more that. So again, wish you all the best. It's something it's a tough line to walk. Yeah, I don't want it. I don't no thanks. Okay. So with the idea of flowers, where I had mentioned flowers, yeah, I thought it'd be kind of cool to talk about some of, of course, the flowers that are in bloom now. Um, you know, again, it it's nice when you're driving. I'm already seeing some of the tulips come up, some of the daffodils that are and so in New Browsick right now, uh, some of the types of flowers that we would see, of course, are the daffodils, tulips, uh forsithia, uh, crocuses. Now, now, as I was saying to you, are these the English names? I don't know. I don't know names where they come up with these names. So some of the uh I guess you could say ones that are coming up in bloom now that are not, you know, uh pot well, they're not from New Brunswick, are the um uh Jack in the pulpit. Like Jack in the Pulpit. Jack, yeah, exactly. Does something pop out? The blood root, like the blood root, like uh I don't know what the wild ginger, the Virginia bluebells, and and that just anyway, I could have a lot of fun with that word, but anyway, yeah, uh so all I wanted to say is the fact that again, when we come into a home, especially this time of year, and you start seeing these come up, the daffodils, and they're in front of the house. Yes, spring is right here and it feels good, but it definitely brightens up the house as well. I agree, yeah. You know, so so uh reference guide for some of the common favorites in New Brunswick. So again, uh mention what's there now. Early summer, we have the peonies, the irises, and the lupins. Summer, we have the daylilies, the roses, and the lupins as well. And then late summer, we have the black-eyed Susan, almost sounds like a band. Um, the goldenrod, sounds like you know, maybe 007. Yeah, and the Astor. So, so just again, I mean, you can look anything up online. I had Rebecca upstairs help us with this. Yeah, and again, just you know, I I don't have a green thumb. No, yeah, I don't have a green thumb. So, so again, usually when I do things, I had flowers in front of my house, they're all gone, and now I have like these concrete stoves. Nice, yeah. And then what we do is a lot of times we'll put our flower pots with plastic flowers.

I don't think no. I I true I truly do my best not to mow in bay. Okay. Um, you know, just you know, it got it in my head, you know, the bees, oh, the pollinating and and and all that good stuff. Okay. Um, but I would say if you're in the last week of May and things are looking pretty haggard, uh, maybe I think in the past years I've I'm guilty of doing it at least.

Oh well, my backyard's a hill, as you know, goes into the water. Yeah, and because the water's so high right now that if I was on my ride on there, a lot of times I'm going down that hill, I'd look, I'd be swimming in that in that bay.

There we go. Okay, well, that's it for flowers. Let's get off that. Yes. Um, I'm gonna go right into real estate, and then I'm gonna let you take over. Sounds good. Um, again, right back to flowers again. I wanted to talk about some of the items that can enhance your home when you're thinking about selling. So, yes, you know, you walk into a home and right on the island or the pantry or on the kitchen table, you could have some nice flowers, right? Now you have to watch it though, because some of them, well, they don't smell well. They may look great, but they don't smell well. So just watch again. With our weather changing, your windows may not be open. Again, fresh air always helps. Just make sure that yes, they look good, they're not dead, they're not falling all over the island on the floor. Um, a couple other things, music. Uh, with music, especially when I do my open houses, I like to play soft jazz. Try to have it that if you are playing music, it's instrumental, it's just soft. Yeah. You know, many people will put the radio on, you just don't know what's coming on on the radio. So, you know, again, you just want to set the mood throughout. Blinds, we were talking about blinds upstairs. Yeah, make sure your blinds are open and make sure that they are all lined up together. It's crazy when you walk into a home and you go into a bedroom and one blind's up here and one blind's down here, and it's like really couldn't have just taken the time to line them up, open them up, create the natural light and the right-get the light in for sure. That's right. Um, if you do have a wood stove, wood stove or fireplace, if it's electric, have it on. There's no heat anyway, or you can have it with no heat. But I remember selling a home in Grandma Westfield years ago, it was August. In the rec room, he had this beautiful wood stove, and he'd run it for me. I asked him to do so. And the main reason was because at the end of the day, the wood stove, again, it really was the centerpiece of that rec room. And so, I mean, don't get me wrong, you didn't have like you know, seven big chunks of wood in there. He just had enough that again, when you went down, it was beautiful.

Sets the atmosphere tells the buyer, hey, it works.

Yeah, no, I agree. Um, this time of year, watch for dust. And what I mean by that is yes, on tables on here, but look up top. You would be surprised how many bathroom vents and air exchanger ducks, you know, that have dust lined, caked right on it. Take them down, wash them up. Okay, it just goes to show that again, hey, you've taken care of that. And with your windows, watch because we come out of the winter. Sometimes you get a little bit of blackness around the windows, a little bit of javix and hot water, or some of that, you know, uh mold-resistant uh uh spray. Just get that on there, clean up those windows. If you're outside, the patio furniture should be out. The barbecue should not have its cover on it. Have the barbecue looking like a barbecue, doesn't look like you know it's ready to be wrapped up for the winter. Uh cut the grass, we were just talking about that, get ready for that. And one other thing I'll mention is that we do it from time to time. We ask our clients, feel free to come up with a welcome to the address document and make sure you have copies of them so that people can grab a copy after seeing your hole. Now, we don't want you to say welcome to our hole because hopefully it won't be your home much longer. Yeah. So if you live at 88 ABC Street, it should say welcome to 88 ABC Street. And then in bullet form, put some items that they may not be able to see. So don't mention, hey, we have laminated hardwood floors, they're standing on them. Maybe put, hey, it's walking distance to this. Maybe talk about one of your neighbors if they're really good. Uh, could talk about again, maybe some paths that are close, you know, the amenities, your heating cost. This is a great spot to put what your power bill is. So again, having that and given uh the ability to give that much more information to the purchaser could tip them on the scale of buying your home over somebody else's.

I completely agree. Yeah. And uh to add on some of those uh those items that you talked about with the flowers, uh, adding that pop of color, uh, to mention about the dust and things like that. Great opportunity in the spring to change, of course, your filters, yeah, your air exchanger, yeah. But I also wanted to mention little things like wiping down the baseboards and wiping down the light switches. Oh, I agree, make a world of difference. You don't realize like how grimy or dirty they can get and things like that. And uh yeah, great, just all those little things really add up. It can really uh show your home very well.

Most windows now are single-hung windows, so that means you can usually open them up from the inside, give them a good wipe, you know, get a little bit of vinegar and vinegar and water or just some vinegar and wipe them down, or of course if you have the glass cleaner and make sure it's clean. It's this time of year that again, I know everybody is getting ready and doing their spring cleanups and so forth, but sometimes it's the small items that really make a difference. Absolutely. So, what do you got for me?

Well, I want to talk about a shift that we've been seeing in the market for uh quite some time now. Now, we all know that the St. John market has still been, you know, work going really strong. Yes, we've had the odd property with, you know, eight, 10 plus offers, things like that. When you get into a certain price point, it becomes very competitive. Okay. We know that, we've been stating that. Um, it's been tough, but with great realtors, we help you navigate from one shift we've seen is a lot of focus on some people saying, I can't buy exactly what I'm looking for. So I'm willing to bend a little and I'm gonna spend a little less. Like I'm gonna look for something that needs a bit of work. Okay, so a little, you know, well, so yeah, it's gonna vary and we'll discuss that. Yeah. So they're looking at something that needs a little bit of fixing up. So hypothetically, and again, I'm just gonna use easy numbers. The first number I throw out, it may not be doable, but let's say you found something that needs a ton of work for a hundred thousand. Okay, and again, like you've got some good investors that looked at something like that. If they were able to buy something at a hundred thousand and they had to put a hundred thousand dollars into it just to make it livable again, in today's market, Tim could probably turn around and sell it for $350,000. Yeah, you know, again, this all depends on the type of work that's in the countertop, the little things that kind of add out of your wall. But we're starting to see people buy a little bit less, knowing that, okay, the only really big thing that's wrong with this is the roof. Okay, yeah, we know the roof is going to be about $15,000, but it's in our price range. We have the extra equity or the capital. And I'm just saying little things, well, that's not a little thing, but some items like that are now getting cast aside, saying, okay, I understand it needs a roof, we can do that. I agree. Okay. For the most part, when we're looking at when people are looking at the fixed rubbers, they're looking at really the roof, the foundation, and of course, electrical and plumbing. And windows. In windows, yeah. Good. Thank you for that. Windows. So it not every house as a fixed wrapper is gonna have all that because then it's not a fixed wrapper, but they're willing to bend on one or two things, you know. Okay, it needs windows and it needs, I don't know, siding. Okay, for the right price point, it still makes sense. I I agree.

I agree. You know what's changed in the market though is that years past, and again, I'll say pre-COVID, a cosmetic home that needed just cosmetic upgrades. So, you know, had carpet, old kitchen cabinets, right? Stuff like that, the brown baseboard heaters instead of the white, they were all solid homes. And guess what? They were selling, people were coming in and they were renovating them and of course selling them. We've lost that now. Yeah, if we get a home, even if it's dated but it's in good repair, many people are not calling those you know, fixer uppers because the fixer uppers that we're seeing, they are literally top to bottom needing everything.

Yeah, I'm talking no wall, everything. There might be some frame in. Oh my. We're talking everything, and again, that's not a project that the average consumer can take off. I agree. But um, if you've got, you know, uh a handy person in your family or close friend or things like that. I'm just saying I've sold a couple where they've had to do that. Instead of getting a mortgage, they were able to uh get some cash together, buy something at a lower price point, and then you know, yeah.

So well, and at the end of the day, so what you should take from this is that don't be afraid of looking at these properties, but also know your limits. Yeah, right. We talk about structural, but we also talk about cost, and many of these cost factors are substantially more than they were years past. So, so what used to be a $5,000 job is now a $15,000, $20,000 job. Yeah, so just make sure it's still within your wheelhouse. We have one listed right now, you know. Older couple came in, he thought he could do everything, and the work that he's done, even though has made the home more solid, for the person walking in off the street, they look at this, they think it's worse than it was.

It's hard for them to see the vision. True, it's always hard to see another person's true. I agree, I agree. And uh he's full of great ideas, it's just a lot of stuff has started and uh we weren't able to comp you they weren't able to complete a couple of the right so they ran to some couple, yeah.

But you know, saying that one rule that we do like to tell anybody that is doing renovations or their building is always think of the next person buying your home. Now you may say this is going to be your forever home, and listen, we hope it will be. Well, not really, because we want you to sell every two years, but anyway, but you have to be thinking about the next buyer for your home, even if you don't think you're going to sell. Why? It just allows your home to have the ability that if ever anything happened, the ability to sell, of course, is there. And we're not saying change the whole dynamic of the home. Yeah, we're just trying to say keep that in the back of your mind. You know, thinking about building a four-bedroom home with one bedroom up and three bedrooms down with one bathroom because that's all you need. Uh, you know what? You may be thinking about okay, do we have the room for a second bedroom on the main floor? How about that second bathroom? So just keep those things in mind as well.

And I know Kim also mentioned pre-podcast, you talked about too much neutrality, too much neutral colors. Like that, so a sterile feel. Yeah, yeah. So there's nothing wrong with the pop of color and and things like that. And again, like we've been in a lot of homes where you we have purple walls and people are like, oh gosh, that's terrible. And it's like you're not buying for the paint. So paint you can fix, right? But it does certainly help to have uh a good mix of colors. Oh, 100%. But don't go too neutral, I think was your point. Yeah, when everything's just white, white, white, white is like, you know, where's the surgery?

Yeah, no, no, it and it's just because it it takes away, believe it or not, you're already priming and painting it. So if you just put a little bit of color to the wall, or again, like I said, on the island and and on the kitchen table, all it does is it brings life to the house. And it's so important because again, somebody coming in, yes, that's what they want. They want to feel like they can make that their home, you know, and and I just find that helps.

If you're looking for tips on how to make your room feel uh bigger, smaller, longer, all that good stuff, quick Google search will uh yeah, you know, uh how'd you make it longer? Well, I guess if you uh make the size a dark color and the and the lighter colors on top, it kind of makes it longer color.

Yes, or what you do is the color of your walls, what you do is you actually paint onto the ceiling. So instead of having moldings, what you do is if you have a light beige on the walls, bring the beige up onto the ceiling, and what it does is it expands your walls. So yeah, I guess you could make it longer.

Well, I know I've I I've seen you know memes, TikToks, if you will, talk ticks. What do you call ticks? TikToks. Yeah, yeah. Well, you know what? I'm gonna switch it over to another segment. Uh this is a new segment where in the news we don't call in today's news. But today's so it's an opportunity to share this dress there. It's an opportunity to share you. Wish there was coffee. Uh it's a it's an opportunity to share uh today's top stories. I know Tim had a very busy weekend. I'm sure you all did Mother's Day, and I'm sure you're worried about who to vote for in your by-election. Uh but uh I wanted to catch up on some news. Yeah, you wouldn't you wouldn't share this with me. You're like, okay, I'll get your own.

If you haven't been paying attention, the first American Pope, uh Leo the 15th, sparked global attention for wearing Nike sneakers in a scene featured in a documentary. A trailer for the Vatican News released document uh documentary titled Leon Aroma, which is Rome's Leo, commemorating the Pope's first anniversary in office, and it shows him wearing black uh Nike sneakers with a prominent swoosh logo. When asked why he wore such comfortable footwear, he stated the Lord told him just to do it. Recently in BC, they there's a case of outhouse outlaws. That's right, a group of outhouse outlaws is baffling locals as three backcountry toilets have recently been burned to the ground. A smokesperson from the RCB stated cops have nothing to go on. Barely a break-in. Security footage in Tennessee captured a hungry bear's failed attempt to break into a local bakery specifically to steal cinnamons. When questioned about the incident, the bear replied, and I would have gotten away with it too if it weren't for you medalic kids. Our top story, of course, is hair-raising strength. A performer in Mexico just set a record by lifting over 166 pounds using only her hair. She was later disqualified for using her head and shoulders. That's all the time we have in today's news. I appreciate you.

Oh, no, there's not a whole lot there. But uh that was a special little shout out to uh what I would hope to have been my good friend Norm McDonald's. Yes. Uh, you know, God bless his soul. Uh I hope you enjoyed that. Well, I don't know what to say. Well, I didn't prepare for the aftermath.

Well, no. Okay. And that was a one and done on the uh in today's news.

Yeah, it's in my contract. I get one foolish segment in a year. Is that really? I just used it up.

So let's have you bounce back from that. Okay. So here's what we will tell you. Right now, Michael and I Would want you to know that the market is extremely strong. Why we believe that is because again, it's springtime. And so what we want you to do is if you have any questions about the market, you can always reach out to Team Somerville. We'd love to help you with either buying or selling, or any questions you may have. One thing we will tell you that if you're thinking about waiting, the inventory right now, very, very low. Yeah. You know, and prices they're actually pretty steady. Yeah, 350 range, yes, average. And we're still getting into multiple offers. You know, we had three or four last week that were all multiple offers. I had one on Friday, my clients got it, which was great. Multiple offers. So I understand that there's a lot of talk, you know, about the market, where it is, should we be be wait? Should we be waiting? What do you think? We believe that the best time to do it is now. You could wait six months, you could wait one year, but now you're spending more money on rent over that time frame. The prices I don't think will go up a lot. I think they'll stay where they are. But one thing we will tell you is that because the inventory is where it is, it may allow you to get just a little bit more for your home now. And yes, you may say, well, does that mean we're going to have to pay more? Well, we're finding is because where the inventory is, and with us as your realtor, we still feel very confident that you come out of it. So, Michael, the big thing about fixer uppers, I find, is that years gone by, we were buying fixer uppers anywhere between 15 to about $35,000 a door when you're looking at your multifamilies in particular. Now, of course, the average is still hovering where? 75 to 100. Yeah, at least. At least. So you have to remember that you can't over, you know, overbuy and overspend once you have it. What's important to note though is what you're getting for a rent as well. So what many people do with these fixer uppers is once they have them fixed up, they're not selling though. When they're selling them is once they have it rented out. Because once you have it rented out, now you have numbers that you can promote to those buyers. So now you've taken a building for maybe, you know, $45,000, $50,000 a tour, you've put quite a bit into it. It's a four unit, you've put $200,000 into this, but again, you think about it, now you're in it for about $360. But the value is probably just like you said beforehand, probably in the five, you know, so not a bad rate of return. But once you get rented out, if your numbers are proper, then guess what? The buyers that are out there will definitely see value. Now, we don't always recommend that on single families. And why is because the Landlord Tenants Act and the Rentalsmen, of course, if there's a tenant in a newly renovated single family, what's it like to get somebody out? Impossible. Yeah, it is. And you know, there are some rules that we would love to see change. And it's funny, we'll bring this right back into election time. It'd be great if some of the counselors understood the concerns we have of selling a single family home with a tenant. Yeah, right? The rule states that notice can only be given to the tenant to vacate so long as the owner is going to move into that property. Now, there are a couple other reasons, but on this one uh instant uh instance, so what happens is if I'm buying Michael's house with a tenant in it, Michael cannot give notice because he's not moving into it, and I can't give notice until it officially closes. Now we have issues with this when it comes to the banks because the banks are thinking you're moving in on closing. So it just it's something that again, it's like the chicken and the egg scenario. I really wish that banks and you know would allow would allow people that are buying a property that is tenant occupied to be able to write a document that states that yes, we do plan on moving in, and that the readless men would allow notice to be given to that tenant from the current owner. Yeah.

There's a lot of hoops to jump through. I know we've had to recently been through that, in which uh the person actually had to go through a B lender and had to get all kinds of paperwork statement that yes, once I take possession, I legally have to give that person 90 days to vacate. And then on 91 day, on the 91st day, I'm moving in. Right. And so uh it was doable, but I'm just like Tim said, like it's it's it's not easy.

No, and and we understand we want to make sure that there is, of course, some security for the tenants. But when it comes to single family homes, at the end of the day, yes, the tenant should have rights, but I honestly believe the person that owns that home that has decided to sell that home has to understand that again, they should have some rights as well when it comes to this.

Yeah. So I don't know if you it's too bad, you know, once the offer was firm, again, uh nothing's you know, firm until it closes, right? But if the seller had his deal firm and then the seller could then initiate the notice.

Well, I agree, I agree, especially again once the deposit is down, yeah. But we can't do that. Okay, the province has it in a specific way that says that notice to vacate has to be given to the the person that owns the property that will be moving in. And so anyway. And there are other ways to, of course, uh evict a tenant, but uh very few. And what we would say is again, when we look at fixing up a home, that is one of the ways that can be done. But there are rules out there that if you do fix up a home, that that tenant should have the right to move back in. And so we have to watch that as well, yeah. So anyway, now uh I'll ask you springtime, you're doing any major projects at the house?

At the house? Uh well, we just put in the uh the back door, I think what we discussed that before. Yeah, um, but honestly, not a whole lot. So uh I think you gotta touch up the paint on the garage doors. Uh well, Hyde's garage door is you know, like the we can call that it's uh it's an asshole door, minor wooden. Um, so I've gotta touch that up. Uh we've been doing some some backyard maintenance. Um, we've got kind of like a deck and then like a little uh patio set with the propane fireplace and things like that. So that's something that every year we got to maintain. Yeah. Uh basically uh we ripped up a bunch of ground and then we're putting all these uh stones down and make it like a stone patio style. So you'll be busy? Uh I'll be busy. Um I I think I told you the story about um we needed the propane for the fireplace. The two tanks that were in my garage were empty. Yes. So I had to go up uh to uh the woods where I keep one, I keep a heater and a blob. And the tank and the woods, okay. So, anyways, it was started off is like just go up and get the propane tank. I uh had gone up in the side by side, had to end up coming back because so many trees had fallen down, and so basically it had a clear path to get there, and it it you know, all that just go up to the woods and get it. Turned into a you know, kind of a moment.

So well, I guess that's my point. My point is that what you think is a small project always leads to another. Yeah, right now I know that when we look at doing renovations in our house, same thing, right? What we would hope is going to be done in a small period of time, yeah. Guess what? Make sure you spend lots of time and do it right. And there are many good professionals out there if you can get them, and if you can, and there are projects to be done. I know a lot outside for us this year. We're hoping to do a DAC over, we're hoping to do a few others. So should be a fun spring.
